Beautiful Grounds Overshadowed by Management and Maintenance Struggles Rating: 2/5 Stars The Highlights: Rio RV Park is undeniably beautiful. The natural scenery, local wildlife, and fishing opportunities make it one of the more picturesque spots in the area. If you are looking for a NOT quiet in the least bit, the riad noise of I-10 is bad, scenic backdrop, the location itself has immense potential. The Challenges: While the environment is lovely, my experience as a long-term resident (nearly a year) was marred by significant management and maintenance hurdles: Communication & Service: Management is rarely available, and reaching them via text or call often results in no response. For long-term residents, basic needs like propane refills or gate code issues become a "self-service" ordeal. The atmosphere lacks the welcoming, social community feel you’d expect at a high-end park. Property Maintenance: During my stay, my RV window was shattered by the grounds crew. It took four months to resolve(in the mean time we were left uncompensated for and of our exorbitant electricity bills as well as propane becausewe didn'thave our windowfor MONTHS, and I ultimately had to use my own insurance to cover the damage. Additionally, the laundry and restroom facilities are not cleaned on a consistent schedule,they are so dirty, doh hair in the drums of the washer....🤮 often requiring residents to clean the machines ourselves before use. Grounds & Utilities: Inconsistent landscaping has led to severe mosquito issues, and the community's pet waste policy isn't regularly enforced. While the park offers "fixed" internet, we found it unreliable and had to pay for private service to maintain a connection. And extra $55 bill. Billing Transparency: Monthly rates fluctuated without clear explanation, making it difficult to budget for long-term stays. Final Verdict: This park could easily be the best in the area with more attentive, professional management. If you are an independent traveler who doesn't mind a "DIY" experience and zero onsite support, you will love the views. However, if you value consistent communication and well-maintained amenities, you may find the current management style frustrating.
▶️Updated review! 2026!◀️ ▶️ We moved our 5th wheel here in May 2025... a beautiful place that can desperately use some work!◀️ 🔹️Unfortunately the internet is still not great, still use a separate T-Mobile modem(separate cost=more $$)! Our Verizon phones still won't work! 🔹️A bit loud with 1-10 right there and traffic has been awful! (Not an exact problem to the RV park, just facts) 🔹️Management could use help for sure 🔹️ Yard maintenance is select, at time we get our area mowed at other times we don't. Great for those traveling through or those who want to stay awhile. Friendly staff and clean grounds. I’d stay here again!
The stay was great. The only two issues I can identify are the cones from cypress trees coated the concrete and left shoes and pets’ feet layered in resin. The patio became flooded and held a lot of water after a heavy rain. These are minor issues. The laundry was nice and bathhouse was clean. Thank you.
The location is beautiful. The slots are easy to access, even at night. The park manager is super helpful and kind. The hookups are good. Access to the freeway is great, but the highway road noise is minimal. The park restrooms and bathhouses are great. We will stay here again for longer than one night.
