Too many cats, they should not charge for water, there is a lot ofbpeople that does not have kids or washer. It's a junk yard, the picture they post is not that park.i don't know how many time a step in cat shit in my yard and I don't have a cat.the rent should never change, it should be 525 as was told

Trash owners Hurst and sons operated community. Visited a friend car was vandalized filed report was told it's a issue. No security lighting. And they charge 675 for a lot where your not safe. Water is not drinkable according to the water tester I have. Just avoid unless you can't live anywhere else

If I could leave less than one star I would. I lived in the park for over 2 years, that came to a sudden end when my neighbor began threatening my wife and I's life. I provided video evidence to the park manager and Hurst and Son's corporate office and they couldn't care less. They don't enforce any of their guidelines in the park. After months of trying to get them to enforce their guidelines on keeping dogs roaming through my yard, the street, and the whole park, trying to get them to enforce their cleanliness standards to prevent the trailers on either side of mine to not look like landfills I gave up because they just kept giving me the run around and could care less. Don't worry about what is in the lease agreement, they don't enforce anything. Proof was in the 20+ violations the trailer next door had that were never addressed. When I moved in August of 2022 lot rent was $375. Fast forward to February of 2025 and it is now $645. They continue to increase lot rent while doing less and less park maintenance. On top of that, $645 they charge for water and sewer (neither of which are metered). This park started out as a clean, affordable, and safe community until Hurst and Son took over. They are completely unorganized and not willing to help with anything. I have record of them double charging me for lot rent because they temporarily lost my check, sending out statements for the month days after it is due, losing new tenant park approval applications multiple times in a month when it was needed for the sale of my trailer to move forward, and even accounting errors on statements. If that wasn't enough, trying to get help from the park manager was useless. Shayne wouldn't respond to messages, would tell you he was working on something when he wasn't (caused the sale of my trailer to be postponed by a few weeks), and was no help when issues arose in the park. If you are thinking about moving in here, don't do it. There is a reason the park is called drug alley. The drug traffic is constant. I had to put up surveillance cameras to protect my property. Do yourself a favor and stay far away from here. Even until the very end they fought me on refunding the money that they owed me for rent credit. Don't make the same mistake I did.

The people who live there are doing their BEST to work hard to pay their bills and rent to live there, by the way this is after working hard to purchase their mobile home, and as far as I can tell from MULTIPLE homeowners they feel like the new owners have upped the rent, which is NOT AFFORDABLE on a fixed income or sometimes even with a two person income. The people that live there are doing all they can to not lose their only homes and become homeless under the new owners. I have heard of multiple people who have decided to attempt to sell their residences, which are all older mobile homes to escape their new financial reality at ABIEL COMMUNITY LLC- WHOEVER BUT there is another catch to them even being ABIEL to do this. The new owner/manager is stating that even if a current tenant has found a buyer that ABIEL has the final say if a potential buyer would be allowed to live there. I lived there SHORTLY about 12 years ago and I personally could not even drink the tap water without being sick. I give the owner/manager/operator NO STARS. I give the people struggling to deal with increase in lot rent props for doing all they can despite their ability to meet the DEMANDS of a company that wants money, money, money 5 stars! How dare they purchase an obviously low income section of Moscow just to raise rates and shove people out. Every person who works with and for Abiel Community should be ashamed of themselves and their company!

This mobile home park is quiet, safe, and dog friendly. There is a park nearby, so your dogs will enjoy this area. Even though they have increased the lot rent, it's still reasonable compared to other places in Moscow.
