Middleton Beach Holiday Park

hubby and I enjoyed our stay at your holiday park. The layout of caravan spaces and park homes/villas was great. great to see an amenities room for kids and adults, the pool table, table tennis table, pool, spa. also outdoor adult space for gatherings.

We have stayed at Big 4 Middleton Beach every January for the last 6 years and have had a wonderful time. It's in an excellent location and the park itself is clean and great for families. Previous staff have always been welcoming and kind. Unfortunately, the park was recently taken over by new owners who have increased prices beyond what I feel is reasonable for a stay and we won't be going back. Previously we have paid around $3000 - $3300 for 7 nights in a chalet for 4 people. We understand that price hikes happen and have accepted these at around the 5 - 7% increase every year. We recently got our quote for the same chalet for exactly the same dates in Jan 2026 and they are asking $679 per night for a total of $4543 for the 7 nights. This is around a 38% price increase. We contacted Big 4 as initially we thought they had made an error, but upon discussing with friends who holiday at the same time (you meet wonderful people over years of staying at the same place), they have all received increases ranging from 32% to 55%, making a stay in Albany prohibitive for most people. The new owners suggested that we come in the off season when it is cheaper which is obviously not an ideal solution when you have school aged children. But, if price is not a concern, then this park is great. Wonderful pool and spa area and most of the other visitors are friendly and nice. Don't leave items out on your deck or unlocked though as thefts happen quite frequently.

It's an excellent and beautiful holiday park, though for the high prices charged it should be outstanding, which it isn't (aside from the location). I was more than happy with the facilities, but it's over-priced for what it offers. It's a nice, comfy Prado with a Ferrari price tag. If the price doesn't deter, then I recommend it.

The park is well situated with walking tracks top the beach and close proximity to the shopping precinct. The sites are concreted level and roomy with the tractor service, if required, to position your van. We didn't stay in the rooms/cabins. Good BBQ and camp kitchen facilities (several BBQs located around the site. Great pool and spa. The staff are very friendly and helpful. We will stay here again.

We absolutely love this park, its now one of our all-time favourites. The team take great pride in this park and it shows - beautiful green grass sites, tidy and well-appointed cabins, neat ensuite sites and clean facilities. Further, the staff are very friendly, the entertainment for kids is top notch, the heated pool/spa are a delight, the big family bathroom with a big bath was awesome, the little shop has many handy items, beach access is easy, location is fantastic with lots on the to-see and to-do list. I could not fault this place, honestly. Don't hesitate to choose this park, you will love it. We will be back!
