Nice place to stop for a few days. Easy transaction over the phone and nice clean place. Right across the street from “Patches” if good food and music are your thing. They may call it “Gated” but no. Anyone can walk in and the gate at the north exit is ripped right off. Since it’s right off a busy street we did worry about our belongings a bit but nothing went missing so all good I guess. Close to the beach and a nice beach walk to “Schooners”. Rented a Golf cart also since motorhome is hard to get around with. That was a good idea. Beachside rentals is a 2 minute walk. Carts are legal on many streets here.
Well manicured, quiet and respectful RV Park. It had a nice pool. Campsites are level concrete pads with plenty of room for large RVs. Even in a smaller trailer, we felt like honored guests. Beach, bars and entertainment were within walking distance and St. Andrew's state park was a short bike ride.
Overall, this is a very nice place in a great location, walking distance to the beach and they have a nice paver system road. The reasons for the four star rating are (1) the back-in sites are fairly long, but not very wide. Specifically, our site #37 had a palmetto bush close to the concrete pad that needs to be cut back. It interfered with our slide out, which limited how far we could back into the site, making it very tight. (2) we had asked at check-in if there were other sites available to choose from, and we were politely told no, but during the course of our stay, we saw several other sites available, which was a bit frustrating. (3) We personally enjoyed the live music from the bar across the street. However, this could be a negative for some RVers because it was very loud every night from about 5-9 pm. We understand the park cannot control this, but it's something to be aware of when booking here.
Stayed 5 nights in a back-in site right at the road and next to the entrance. The pros are level roomy sites, very nice people throughout the campground and got free donuts and coffee one morning. Now for the Cons. This is Not a RV resort caliber. The only amenities is a pool. Besides the traffic noise our biggest complaint was the trash left in our site. We had cigarette butts all over the ground. Plastic caps from water bottles and some pieces of glass. We had our 2 dogs with us so we had to clean the area. The dogs park has been neglected and the steps into the dog park are deteriorating and becoming unsafe. The bathhouse was clean except for the molds that is growing in the showers where the caulking is located. Landscaping light was broke and wires were exposed. Last but not least, the trees are dropping little prickly things all over the campground that were killing my dogs paws and got brought into our motorhome and stepped on by us. Don't know how you could fix that problem. You charge RV resort prices and are not delivering RV resort amenities.
I'll never be able to book again, once word gets out that this is the best RV resort on the gulf! Walking distance to state park, beaches, we hit it off season for new years, and it is walking distance to Schooners new years party, across the street from Patches bar & grill. Quiet end of Panama City Beach, and fantastic price!!!
