Happy Joy Acres - RV Park

This was the worst campground we have ever stayed at and I do not recommend staying here. After arriving we spent 20 minutes trying to get ahold of the owners (even though they said they would be there when I arrived after I told them the exact time I would get there just a couple hours beforehand) once my partner gets ahold of them the wife tries to tell him I lied about sending her my ID so she assumed we weren’t coming and they made other plans. After 15 more minutes of waiting for them to show up (they live 1 mile down the road) I confronted the wife telling her I did send my ID and that it said delivered. She said she didn’t get it. 10 minutes goes by and I literally show her on my phone that it delivered (because I refuse to be called a liar after they made us wait an extra 40 minutes) and she goes “yeah I got it earlier just didn’t see it.”No sorry or anything. Then they tell us the spot to go to and these spots are packed in like sardines. Don’t even think about putting your awning out or sitting outside because it can’t happen unless you have a spot next to no one else. Next, the monthly rate here is insane. 900 dollars to stay at a campground in the middle of nowhere. If you want to go to a grocery store or anywhere for that matter it is 30 mins. I assume they charge this price because of the lake that is down the road however it was literally the end of November and no one is staying there to go to the lake down the dang road. There is also practically no grass. Just dirt and broken up chunks of asphalt so it was constantly muddy. For 3 nights straight one of the campers next to us blared his music from 8pm-1am straight. They have no quiet hour posted so I texted the owners and waited for their response on it till I confronted the guy. I had to do that for 3 nights straight, walk up to this random guy at 1am and ask him to stop each time. The last time he told me the guy who just left next to him complained to him about his music for 2 months straight so he clearly doesn’t care and obviously the owners don’t care or do anything about. We couldn’t even hear our tv over it or sleep. Then the people next to us ran their generator the entire time they were here and it was so loud we could still not sleep because it kept kicking on and off 24/7 like there was a running truck in our bedroom since they’re like 2 feet away. I also would hope you have blackout blinds like us if you stay here because if someone next to you has their light on your whole camper will be lit up it’s so close. There is also a sex offender that lives here if any of you have kids (it’s kid related), I check that kinda stuff. Oh also on Thanksgiving night we were arriving home and we couldn’t park at our camper because it was blocked in by 4 sheriffs because the lady next to us was fighting someone, the same lady who let her pitbull run around unsupervised or leashed. On the day we were leaving it was raining and the water spicket is in a hole in the ground and it was flooded so we had to stick half our arm in there to disconnect. Their sewer connections threads were also stripped so it was almost impossible for us to connect as well, and the sewer had no cover. Mind you this was all within 6 days. SIX DAYS. I also did not bring any of this up to the owners during my stay because it is not my job to keep THEIR campground in check. They live so close they should really know what happens there and they don’t. It’s not my job which is unfortunately why it leads to a bad review. I’ll add pics. Don’t stay here. Editing to add their WiFi did not work and if you have Verizon WiFi like us there is no single there. *Edit after response* We stayed 6 nights not 2. Saying you treat your guests how you want to be treated is interesting when you did not treat us very nice at all. The whole response was very condescending and not true at all. I understand trying to act professional, but you disregarded everything I said and practically called me a liar once again. Good luck.

Great little Campground! We've been here for almost a year. It's quiet and the wooded area is pretty. The owners are kind, responsive and helpful. Laundry on site is cheap. It's been a great spot for us!

Unionfamily we should avoid this place at all cost. Going to work at Panasonic after driving over 1k miles I had to turn around and drive back because of family in the hospital. I of course had the expectation of some type of penalty but but they kept my entire $250 deposit. Saying she would refund if she rented my spot. I had friend take time stamped pictures of the camper still there in that very spot after the time I was supposed to arrive. She also claimed she had 4 spots available and the only spot she could have put me in had just come free and wasn't very pleasant. And it wasn't the one I'd put a deposit on. She was lying about several things. Also- there's no bathhouse, no laundry, horrible wifi and horrible cell reception for $850/month. Not to mention water pipes on Plex, half burnt electrical and being an all around dump near an hour from the job. I have pictures proving all my statements... Someone who lies about a refund and has found every way to keep multiple other people's money will say anything to seem otherwise. As an aging "traveler" (blue collar construction worker) and a Marine Vet people being unscrupulous isn't a surprise. However this level of blatant dishonesty and taking advantage is something. I'm sure she'll respond to this review with some innocuous reply, however it doesn't change that I've now discovered lying and general dishonesty is a regular pattern for her. I've heard from others. It's unfortunate I hadn't discovered before having my $250 was kept. Update: She's continued to take advantage of people.

My husband and I stayed here for a couple months and had a very pleasant stay. They have on site laundry and full hookups. We were in the upper lot which did feel like more of a storage/parking lot with hook ups and had zero shade, table, or fire pit but was still adequate. We had an issue with flooding and mud in our site but the owners were able to take care of it within a couple days with no further issues. The on site laundry is great and way cheaper than anything in Lawrence or Topeka (20-30 minutes in either direction). Eggs are available seasonally and there's a brochure in the laundry room that has a list of several local businesses which is really helpful. Campground water pressure is definitely not lacking so bring a regulator. Overall we enjoyed our stay and would definitely stay again but probably try to book a site with shade/table/fire pit.
