Penn Valley Terrace

Use to be real nice there but not anymore. Now so many houses look unkept. High grass, leaves not raked or picked up. It looks like anything goes now. They use to be strict about certain things. It's a shame. Was real nice at one point

Beautiful homes. Great place to live but the rental add-ons are ridiculously high. I was interested until I saw the rental add-ons (lot fee & propane) and who knows how many other fees. 🤔

Was looking to get a home here, due to problems with my mortgage company I was unable to, but despite that Paul was AMAZING the entire time, always answering questions for us, constantly helping us, and dealing with my mortgage company in attempt to get us a home there. If I could give Paul 10 stars I would. We appreciate all of the help, and will always recommend this place and especially Paul!

Just think my family was run out of there about 15 years ago cause i was apparently the problem, judging by these reviews i was not the problem and now that im becoming successful and have started my own family i will not be returning here lol. Id rather rent an apartment it would appear nothings changed they love to pick on women particularly single older women and i dont need to come home from working 12 hours a day to hear how mean they were to my wife over something like my lawn being a half inch too long or too many kids toys on my own porch.

Well since the last review was 2 years ago things have changed for the better! When older mobiles are removed new model mobiles and manufactured homes are put in place! I have been here 6 months and find my neighbors friendly and helpful! The area is very quiet even though there are families and over 55 residents! it is located near Neshaminy Mall and any store you could possibly want, plus easy access to the Blvd and I 95.
