We got an ocean view, and that ocean access is the only draw. The sites are narrow, we have a small trailer the is 6 foot 1 wide. We could not fit our 8 foot awning next to our trailer without going into the site next to us by 2 feet. Potable water, power, and sewage is right at each site. But our water leaked and only my Husband could turn the handle either way. So we kept a bucket under it to prevent a puddle. We did not see any homeless camp, but within 2 hours of our arrival, a male came up from the beach to check out our unlocked car. Thankfully our dog surprised him and made sure our kids (who were playing in the back of the car) were safe. Then a couple woke us up at 11:30 pm as they filled our trailer with light while they used our water hook up... They were at least polite and agreed not to come back while we were there. There is only a communal fire pit. It felt too weird to use. It is next to a non existent kids playground and pet area. The laundry room was clean. Washer is $3.50, Dryer is $3.50. There is one of each that is coin operated. The others are all paid for through an App. The App is a minimum $10.00 charge. For two loads I paid $23.50. Then had to contact the American App company to get $9.50 refunded. FYI, none of this included laundry soap or dryer sheets. The bathrooms were great the first day. The second day, there was no hot water, no toilet paper in four of the five female washrooms, no hand soap, and no towels in the men's washrooms. When I asked for toilet paper from the employee, she told me that I can see she is very busy. It will be fixed by tomorrow. ...we went out and bought our own toilet paper and hand soap. There is free mini golf, and while the course is showing it's age, the preteen enjoyed it. But he would rather get rid of the mini golf than hear the incessant music from 8 am to 10 pm every day. As we laid in our trailer at night, the moment the music was turned off, he asked me if I could hear the ocean. And for those brief moments, before we fell asleep, this place was amazing. There appears to be three long term tenants. One had the alarm clock dogs. Every morning at 7:30, they would start barking, then start fighting. The other two were not seen, though the one trailer has broken windows which are covered with packing tape and cardboard. For us, we will never stay this long again. We will limit our stay for two nights, just to have a full beach day, because the beach was everything to us. If we can find another place without all the noise that has the same beach access, we will book there instead. ...seriously, if anyone has any recommendations, please let me know.

Terribly rundown, couldn't find sewer hookup under grass, lid was broken. When I booked it said ocean view no oceanview and site on the parking lot. Long term rvs that look like salvage wrecks Wifi doesn't connect. Very very disappointing, won't stay again. And won't recommend.

This place is very run down and neglected. The sites are extremely narrow - our small slide was touching our neighbors awning despite our unit being as far over as we could get. The picnic table was unusable because it was so rotten and full of screws that were coming out. Our "grassy" area was framed by wood which also had nails and screw coming out of it. Also, there was still garbage on the ground of our site. Our unit was along side the mini golf parking lot so having a morning coffee in your pj's was not possible due to lack of privacy. The shower head in the bath room leaked the first day and then fell right off the second day. The water hook ups at the site leaked the entire time. The original site that we were supposed to park in was so narrow that we could not have put out our slide or our awning. Bottom line...stay away!

The site description is disingenuous. We booked a 35ft ocean front not an ocean view site. When we arrived we were told all ocean front 35ft site are on the second row. So they are not ocean front. Only book this place if you can get one of the 6 or so 45ft ocean front camp sites. This place also has long term renters with beat up old rv’s. Not to judge them or there situation but when your on vacation and the place is call Paradise rv it ruins the vacation vibe and you feel like your in a trailer park. The men’s bathroom hot water faucet was broken and didn’t get fixed all week. There was a homeless camp at the bottom of the path down to the river. The sites are compact. If your neighbour has big slides they will overhang to your grass section. The only good part was free mini golf but you hear the music from the mini golf all day. So unless your an avid mini golfer pass this one. There is 2 sites up the road on the board walk that are the same price and a lot nicer.

Don’t understand the other negative reviews. Property was clean and well maintained. Rv hookups were placed perfectly and easy to use. Ocean front views are unbeatable and there’s beach access as well. Adjacent arcade, mini golf and bumper boats was perfect for the kids and the ice cream & coffee bar made a great treat. Highly recommend reserving an RV site here.
